Residents move around Tributary comfortably and confidently, walking everywhere along tree-lined, five-foot sidewalks and passing by neighbors seated on their front porches. Tributary’s sidewalks take residents to the community’s trail system which extends into Sweetwater Creek State Park with its 2,500 acres of forested trails, streams, picnic areas, fishing docks, historic sites, wildlife and the 215-acre Sparks Reservoir. In 2009, the action comedy movie “Five Killers” staring Ashton Kutcher, Katherine Heigl and Tom Selleck was filmed at Tributary.

The first phase of Tributary’s Village Center, currently planned to present approximately 500,000 square feet of retail and mixed-use specialty space, is under construction and will introduce boutique shops, convenience services, and restaurants to Tributary. You can have it all and still live in exactly the home you have in mind. Tributary is all about choice. There are three distinct neighborhoods in Tributary:

  • The Village at Tributary. The Village offers single-family detached homes and townhomes, most with alley-fed, rear-entry garages, and reflects the architecture of America's classic pre-1940's streetscapes that creates an intown living feel. Homes are priced from the low-$200,000's to $2 million.
  • River Banks at Tributary. River Banks offers more traditional suburban homes with a basement or a cul-de-sac site. These homes have front- or side-entry garages. Larger sites are priced from the mid-$200,000's to the low-$500,000's.
  • Custom Homes at Tributary. For those wanting something special, choose a home site and Tributary's custom builders can design and craft a home to specifications.
